Deal origination

We help you create a cohesive project concept, by understanding your objectives, taking an inventory of your assets and opportunities, undertaking market demand analysis, negotiating property acquisition, and creating an initial project plan that is capable of achieving funding. We provide this service for development deals that range from relatively simple to highly complex, multi-stakeholder partnerships.


Project development

We work with you to build out the details of the project plan, developing capital and operating cost budgets, preparing applications for government assistance, and securing funding commitments. We support the project’s design and planning, particularly from a budget perspective, obtain the necessary approvals and permits, and tender the project to get a fixed construction price and confirmed construction contract.


Construction project management

We guide the construction process, ensuring the project plan, budget and timeline are closely adhered to. We participate in construction meetings, help you resolve construction issues that arise, account for project costs, and facilitate advances from financing agencies. Depending on the project and your needs, we can help coordinate the marketing, pre-leasing or pre-sales process.


Construction claims

Our construction claims department is recognized as an industy leader and a key benefit of choosing Terra as your development manager.  Terra also offers our construction claims service as a standalone offering, for projects and clients that do not require other development management services. Our claims department carefully manages financial outlays throughout the construction phase, to account for all project costs. These tasks include gathering essential documentation, handling GST and HST tracking, filing and reconciling, tracking budgets and change orders, and maintaining comprehensive financial records.
