Terra provided development management services to the 127 Society throughout the rezoning and redevelopment of Jubilee House, a project which had originally been constructed in the 1980s and was in need of significant repair and upgrade. The first Jubilee House housed single residents in 87 units on a City-owned, Society-leased site in the Downtown South of Vancouver. It was first social purpose real estate project built to provide housing for locals who had been displaced due to the demolition of SROs in the area.
Terra assisted the Society develop the new project under an innovative partnership including the City of Vancouver and a private developer (Brenhill).
The developer built the new LEED Gold certified, 13-storey building for the Society first, across the street from their old project, replacing the 87 units and adding another 75 low end of market rental housing units. Brenhill then demolished the old building and replaced it with a market housing tower. Terra also worked to assist 127 Society to negotiate the terms of their operating agreement for the new building.
