Terra provided development management services to the Society throughout this complex redevelopment of a three acre site in southeast Vancouver.  Originally, the Lions View site housed a number of older, inadequate buildings containing affordable seniors units.  Terra developed a four phased plan which involved a unique partnership between HFBC, three levels of government and the private developer, Van Maren Construction.  Three new buildings, occupied in 1993, 1994, and 1995 respectively, increased the total number of affordable seniors’ rental units from 91 to 126.  Lions View I and II were built under the BCHMC and CMHC non-profit housing programs.  Van Maren Construction developed a market condominium for seniors on the site; income from the sale of condo site and a profit sharing arrangement between developer and Society enabled the funding of Lions View III, which provides affordable rental units without government subsidy. Because each phase of the project was financed through a different funding source, Terra worked to create a high level of cohesiveness in the development team.
