new construction; redevelopment; concrete; LEED

New Jubilee House received LEED Gold certification on March 8, 2017! Terra provided development management services to the 127 Society throughout the rezoning and redevelopment of Jubilee House, a project which had originally opened in the 1980s and was in need of significant repair and upgrade.  The first Jubilee House housed single residents in 87 units on a City-owned, Society-leased site in the Downtown South of Vancouver.  It was first built to provide housing for locals who had been displaced due to the demolition of SROs in the area.

The Society worked in an innovative partnership with the City of Vancouver and a private developer (Brenhill) in order to achieve the redevelopment.

The developer built the new 13 storey building for the Society first, across the street from their old project, replacing the 87 units and adding another 75 low end of market rental housing units.  Brenhill has now demolished the old building and will replace it with a market housing tower.

Terra also worked to assist 127 Society to negotiate the terms of their operating agreement for the new building.
